Why Home Staging Matters When Selling Your Home: A Real-Life Success Story
After 251 days on the market with another agent, a change in strategy helped generate six offers in one weekend.
When you're preparing to sell your home, it's easy to think staging is mostly about making a house look pretty for photographs.
It's much more than that.
Staging is about helping buyers see your home's potential, understand how the spaces work and, most importantly, imagine themselves living there.
As a Realtor and Certified Staging Professional, I've seen firsthand how dramatically presentation can affect the way buyers respond to a property. One particular sale illustrates it better than almost anything I could tell a seller.
A Home That Had Been on the Market for 251 Days
I originally met these homeowners when they were preparing to sell their property. After interviewing agents, they ultimately chose another Realtor who offered a lower commission.
The home was listed for $749,900 and remained on the market for 251 days without selling.
The property had been virtually staged. Online, buyers saw furnished rooms, but when they arrived for a showing, they walked into an empty house. The experience in person didn't match what had initially attracted them online.
Eventually, the sellers contacted me again.
We Didn't Just Relist It. We Changed the Strategy.
When the Seavey Realty Team took over the listing, I didn't believe simply putting it back into MLS was enough. If the previous strategy hadn't worked for 251 days, we needed to change the way buyers experienced the property.
We physically staged the home.
We looked at how each room functioned, furniture placement, scale, focal points and how buyers would move through the property. The goal wasn't to fill the house with furniture. It was to make the home feel warm and help buyers immediately understand how they could live there.
The first weekend back on the market, we received six offers.
Even more significant?
Four of those six offers came from buyers who had already seen the house during its previous listing.
The sellers ultimately accepted an offer for $770,000 — $20,100 above the property's previous $749,900 list price.
Same house. Same location. Some of the same buyers.
Different presentation. Different experience. Different response.
